What suburban Kendall yards tend to need

Kendall covers a very large part of suburban west and south Miami-Dade, with rows of 1970s to 1990s subdivisions, townhome communities and newer gated developments. Lots are usually mid-sized, with a front lawn, a backyard and often a pool or a screened patio.

Many of these yards were landscaped quickly when the neighborhood was built and have not changed much since. Typical requests are a tired lawn replaced, a bare backyard turned into a usable space, a driveway widened, or irrigation that no longer covers the whole yard. We start by asking what you use the yard for, then build the plan around that.

HOAs, architectural review and neighborhood standards

A large share of Kendall homes belong to a homeowners association. Many associations ask for approval before you change paint colors, paving, fences or major plantings, and some set rules for front lawns and trees.

We suggest that you get the association's guidelines before the design is finalized. If a form or drawing is needed, we can describe the work, materials and colors in writing for you to submit. Approval decisions are made by the association, not by us, and timing can vary. Building the review step into the schedule from the start avoids delays after materials have arrived.

Services we offer across Kendall

Every service on this site can be requested for Kendall addresses.

Many Kendall owners combine two or three of these, for example new sod with a repaired irrigation zone. If an association must approve the plan, we can split the quote by stage so each submission is clear.

Much of Kendall sits on land that was once part of the Everglades edge, and many neighborhoods were built around lakes dug during construction. The water table can be close to the surface, and the ground often stays wet after summer storms.

For lakefront lots, the bank needs attention. Erosion, undermining and sloping grass can all change the shoreline over time, and local or district rules may apply to work near the water. We look at the bank, the drainage path and the elevation of nearby lots, then explain how to manage runoff and protect the slope. Plants with deep roots along the edge help hold soil.

Lawn pests, fertilizer rules and everyday care

Sunny St. Augustine lawns across Kendall are a favorite target for chinch bugs, which cause yellow, dry-looking patches that spread. Dry spots are not always drought, so it is worth checking before adding more water.

Miami-Dade limits some fertilizer use during the summer rainy season, and local watering rules set days and hours. Mowing at the right height, watering deeply but not often and leaving clippings can improve the lawn. We explain these routines when we hand over a new lawn or a new irrigation system, so you know what to expect in the first weeks.

Requesting a quote for a Kendall property

Call (305) 555-0124 or use the short form. We serve Kendall but are not based there, so the request is how we confirm availability.

  1. Tell us your community, street and what you would like changed.
  2. Send photos of the yard and any water problems.
  3. Include association rules or approval forms, if you have them.
  4. We visit to check measurements, drainage and access.
  5. A written quote follows, with the work, materials and exclusions set out.

You will find more about our approach on the about page.

If your community has a management office, tell us who to contact, since gate access and approval letters often go through them.

What do you need?

Questions about Kendall

Do I need HOA approval before changing my front yard?

In many communities, yes. Associations often review changes to landscaping, paving, fences and exterior colors. Look at your governing documents or call the management office. Approval decisions are theirs. We can supply a written description of the work and materials to include with your application. Some associations meet only monthly, so asking early keeps the schedule realistic.

How can I tell if brown patches are from chinch bugs or lack of water?

Chinch bug damage usually spreads from sunny edges, gets worse even with watering and shows up as yellow then brown patches in St. Augustine. Part the grass near the edge of a patch and look at the soil level for small insects. A lawn care professional can confirm the cause before treatment.

My yard backs onto a lake. What should I do about erosion?

Start by looking at where water runs into the lake and whether the bank is slumping. Deep-rooted plants, regrading and a small wall can all help, depending on the slope. Work near water may need approval from the community or other authorities, so check first. We inspect the bank before recommending a method.

Does a high water table limit what I can plant?

It affects it. Plants that dislike wet roots may struggle in low spots, while others tolerate occasional flooding. Raised beds, mounded planting and better drainage can improve conditions. We pay attention to where water stands after rain and select plants for the wettest and driest parts of the lot. A short walk around the yard after a rainstorm shows the picture clearly.

Can you add irrigation zones to an old Kendall system?

Often we can, if the controller and main line have capacity. Old systems may have broken heads, mismatched zones and no rain sensor. We test what is there, report which parts can stay and quote the additions. Sometimes replacing a worn controller is simpler than patching around it. Photos of the controller and the valve box help us judge this before a visit.
